When it comes to picking an investment property there are many things to be considered. It can also be quick a time consuming process which is why I have offered to help.
First things first. Before you jump into finding the right property we need to make sure your investment stragtegy is in tact. Do you know why you are buying? Are you after quick profit or holding for the long term? What are your motivations for property investing?
We will also have to ensure that the area you are looking to buy in, is solid. What is the growth going to look like over the coming years? Is there current development happening in the area? What is the infrastructure like? What is the vacancy rate? All of these questions and more will need to be answered.
What about the type of property? Houses used to bring in better capital growth and apartments used to bring in greater rental yield. However, this is not always the case now, this is why some serious research needs to be done. Understanding some of the hidden fees associated with certain property types is also something that will need to considered, such as strata fees for units or council rates for houses.
Having an idea around your target tenant will also help. This should influence the type of property and where the property will be located. Young professionals with kids will need to be located near schools and parks, where as young single professionals will look for a terrace or appartment near transport, cafes and shopping centres.
